The “Prefabricated nZEB Houses (PnZEBH)” project is a 12-month cross-border initiative (March 2025 – February  2026) implemented by Meditera d.o.o. (Montenegro) and Single Spin d.o.o. (Croatia) within the Interreg VI-A IPA Croatia – Bosnia and Herzegovina – Montenegro 2021–2027 Programme.

 

The project addresses the high carbon footprint of traditional construction methods and the challenges of sustainability, high costs, and workforce shortages in the construction sectors of Croatia and Montenegro. It aims to develop and demonstrate an innovative, sustainable, energy-efficient, and nearly Zero-Energy Building (nZEB) prefabricated wooden house prototype, using recyclable materials and dry-assembly techniques without adhesives.

By leveraging the complementary expertise of the partners — Single Spin’s structural and energy efficiency know-how and Meditera’s digital prefabrication and architectural design capabilities — the project develops solutions unattainable without cross-border cooperation. These include tailored structural designs for seismic and wind-prone regions and advanced energy audit methodologies.

 

Project Objectives:

  • To design, build, and showcase a prefabricated nZEB wooden house prototype.
  • To implement and demonstrate advanced energy auditing methods.
  • To develop scalable and replicable sustainable construction and audit solutions for regional and European markets.

     

Activities:

  • Research, conceptual, and digital design using BIM and advanced modeling software.
  • Procurement of specialized tools and materials, including CNC machinery, thermal imaging drones, and energy testing equipment.
  • Prototype construction in Montenegro, using CNC-cut panels, mechanical joints, and sustainable materials.
  • Energy audits of the prototype using advanced tools like blower door testing and thermal imaging.
  • Creation of educational, promotional, and digital content (website, social media, brochures, YouTube series).
  • Workshops, presentations, and knowledge-sharing events with stakeholders and communities.

Outputs:

  • nZEB Prefabricated Wooden House Prototype (built in Montenegro).
  • Detailed architectural and structural design documentation.
  • Comprehensive energy audit report and methodology.
  • Promotional materials and digital channels.
  • Demonstration of innovative tools and techniques for the construction and energy sectors.

  • Meditera d.o.o. (Montenegro): Lead in architectural design, digital prefabrication, and prototype construction.
  • Single Spin d.o.o. (Croatia): Lead in structural engineering, energy efficiency modeling, and audits.

Budget:

  • Total budget: ~€92,667
  • EU funds: ~€78,767
  • Own contribution: ~€13,900

Innovative Aspects:

The project introduces a novel mechanical jointing system that enables DIY assembly without the need for heavy machinery or adhesives. It also pioneers advanced, data-driven energy audits using drones, thermal imaging, and blower door tests, thereby exceeding current regional practices and standards.

The outcomes will not only improve the environmental footprint and resilience of construction but also provide SMEs with competitive advantages and opportunities to enter new markets, including the Western Balkans and EU countries.
